Questions to ask before you hire

Ask every manager the same questions and get the answers in writing, so you can compare quotes fairly.

What is the monthly management fee, and what does it include?Ask whether it is a share of rent collected or a flat amount, and what costs extra.
Is there a fee to find a tenant (leasing or placement fee)? Also ask about lease renewal fees.
Do you add a markup to maintenance and repair bills?Ask who does the work and whether you approve large repairs first.
How long is the contract, and how do I end it?Look for the notice period and any cancellation fee.
How do you screen tenants?Credit, income, rental history and background checks; ask how they follow fair housing rules.
How will I see what is happening with my property?Owner portal, monthly statements, how fast they answer you.
Who handles emergencies at night and on weekends?Ask for the process and typical response time.

Tick them off as you go. Nothing here is saved or sent.
